How to Stage Your House and Sell it Faster and for a Better Price

Staging a house is essentially the process of doing a refurnishing or redecorating job on it so that it appeals to buyers. There are a number of ways to do this. One way to do this is to use modern furniture to give your house a stylish and up to date appearance. Modern furniture can be virtually any sort of furniture that doesn’t have a traditional appearance – it doesn’t have to be this year and last year’s furniture pieces (though it of course can be). Home staging is a real estate technique that can do wonders for the appearance of a house and help it to sell more quickly and for a higher price. The following are some important tips for staging a home with modern furniture:

Rent or Buy?
If you already own some chic and classic modern furniture, you’re in good shape. You can simply do the staging using this furniture and doing other sorts of redecorating to complete the picture. If, however, your house is full of beloved old classic clunker furniture, you and antique dealers may love them, but they won’t create the cool and sophisticated staging look you’re after. So the question in these cases is, should you rent or buy the furniture?

The answer will largely depend on your budget. There is a definite “staging budget” that you will need to work out for the modern furniture you either rent or buy. Renting furniture by the week or month may be a reasonable solution if you don’t want to begin buying and amassing a collection of new modern furniture, but keep in mind that there is a lot of affordably priced furniture that is modern and sleek looking available at all kinds of retail locations such as office supply stores and general retail chains. You might want to buy a few pieces and rent others only for the day or week of a showing. Figure on a budget for home staging of between $500 and several thousand dollars and see which option for getting the furniture you need for the staging makes the most monetary sense.

Bring out Salient Room Features
The main strategy in staging is to bring out a room’s strong points with the furniture. As we’ll see, this goes hand in hand with getting rid of a cluttered or crowded look. The point in staging is to enhance a room’s visibility, flow, and the prominence of its best features with the furnishing you do. You will want to highlight things like windows with views, fire places, high ceilings, hardwood floors, interesting lighting, and newly painted walls with the modern furniture you are putting in place. This often means placing them near these items in ways that do not block or distract the viewer from them. You might, for instance, place a modern table near some bay windows rather than in a corner to give the room and open and spacious look while also drawing attention to the windows.

Decorate For Space
As mentioned above, creating space is very important. Perhaps the single most important things to keep in mind about staging with modern furniture is that it will mainly involve taking items out of the rooms you are decorating. The clean, minimal, uncluttered look is what you’re after. This allows the prospective buyer to clearly see the room’s features and clean and spacious decoration is generally pleasing to the viewer. It also goes along with a modern approach to decoration which tends to be about clean lines and openness.

Take items Out and Get Rid of Clutter
Thus you will be spending a lot of your staging time getting rid of clutter. In the living room, for instance, you might begin by getting rid of piled up books and magazines, in the kitchen you would hang pots and pans up and take out dingy looking table, in the bedroom you might take an old battered dresser and take trinkets and alarm clocks out, and in the dining room you would take out a rug that was obscuring a hardwood floor. Then the modern furniture items would be strategically placed in the cleaned out room to give it that spacious and easy to show look.

Table Decorations
You will also want to place items such as fresh flowers, good looking vases, and modern sculptural items on tables or near other furniture. Bowls of fruit are also a classic decoration that looks good with modern furniture, for instance in a living room or kitchen. A good rule of thumb here is that arranging items in threes often looks attractive. But mainly just focus on making the room look uncluttered and accenting the clean and minimal look of the furniture and the room’s best features.

Consider the Buyer’s Probable Tastes
You want to decorate for the prospective buyer, not for yourself. Though your and the buyer’s tastes may coincide, keep in mind that this is being done for the sake of a real estate transaction, not for your own living preferences. Consult decorating magazines if you need ideas and try to go with something that is likely to please the highest number of viewers. If you begin making it an exercise in finding the perfect decorating scheme for your own sense of esthetics it is likely to take too long and may not even create the best results from a house showing standpoint.

Door furniture and accessories make for an interesting finish to a house. It usually gives off the personality of the house before you work in. These cool tips will help you find and choose the right door furniture for your house.

Although door accessories can seem like a trivial purchase, care should be taken when purchasing a door bolt or a door handle, as these things serve as a highlight of the selector’s taste, and a preview of things to come.

Door furniture with an antique or vintage appearance is very popular currently, although classic elegance never goes out of style. Consider the interior decor of the space to be decorated, especially the mood. Vintage door handles may seem appealing in a display cabinet, but may be inappropriate to the interior space. Colour and shape should be taken into account, as well as the type of people who are likely to use the door–the elderly may appreciate having an easy-to-use handle, as may the busy chef.

A wide variety of colours and finishes are available, and so can be matched exactly to the décor.
A particularly appealing solution is to match the colour of the door furniture, particularly the front door furniture, to a favourite note of colour used within the interior. This is very visually satisfying and stylish, and of course is inexpensive to replace should the owner ever tire of it. Door furniture accessories are available in every colour and material; from chic, polished black metal to lacquered wood, from chrome to glass, there’s something for everyone.

Glass is often underutilised as a knob. It is easy to clean and brings a pop of light into the interior, and is a particularly good way to highlight a room which is already filled with windows. Alternatively, a vintage Victorian interior, filled with old, dark woods and bookshelves, can also benefit from the brightening effects of a glass knob.

Black door bolts and handles are a traditional staple for their ease of care and decorating, but there is a wide variety of shapes available beyond the more commonly seen shapes such as rectangles and circles. Door bolts, handles and knobs can now be found in oval, elliptical, and hexagonal designs, which feel both pleasing and surprising to the hand, and make a delightful treat for a guest in the home, who is of course expecting the usual door furniture accessories.

Brushed silver or polished chrome is a classic, neutral look–depending on the fixtures inside and outside the room, this accessory will either blend seamlessly into its environment, or create a harmonious look.

For the modern home, a rod door handle completes the finished appearance to an interior, and is utilitarian besides–rod door handles are easy to grip when wet, and are excellent not only for bedrooms, dining rooms, and the like, but also for washrooms, kitchens, garages, and boathouses, where it can especially set off the beautiful, sleek hardware within.

In sum, choosing door accessories creatively is an underutilised way to incorporate personality and polished design to the interior and exterior of a home or business. Make a statement without effort, and reap the benefit for years to come.

Wooden doors are perhaps the ultimate choice for any homeowner; however, knowing which wood to choose is far from easy. Here is a guide to help you choose the right wood for your doors.

Choosing Wooden Doors

Wooden doors are undoubtedly the ‘king’ of doors. They are long lasting, entirely unique and are able to surpass all fashions to stand the test of time.

However, there are countless types, styles, colours and patterns to choose from – do you choose oak doors or French doors? Or how about French oak doors? Do you want glass panels or complete privacy?

The seemingly endless array of options can make choosing the right wooden doors more difficult than it may at first appear. However, to help you out, here are a few tips to ensure you choose the right doors for your home.

If you can afford it, choose solid wood doors

Most wooden doors come in two types: solid wood or hollow core. The hollow core doors are lightweight and cheap – but they are not as hardwearing or durable as solid wooden doors.

If you’ve got a busy home, with children running around or dogs who like to jump up at doors, you might find that hollow core doors don’t last as long as you’d like them to. Although solid doors may cost more initially, they will stand up to a great deal of abuse and in the end, will demonstrate their worth.

Choose the right style

Make sure you choose doors that will complement the style of your home. Your doors are likely to be a permanent fixture so ideally, choose doors in a neutral style – if you change your décor or furniture your doors might seem ‘out of place’. Selecting a neutral style, colour or pattern can make sure this doesn’t happen.

Cherry and oak doors are highly recommended as they will ‘fit in’ with most styles and decors. Mahogany, while a unique shade that will stand out, is far less versatile. Very light woods such as maple or poplar can be painted very easily, should the need arise.

Consider your climate

One downside to wood is that as the weather gets hotter or colder, it expands and contracts. This can result in doors that become ‘stuck’ and are very difficult to open or close.

If you live in a particularly hot or humid climate you might want to choose doors with fibreboard panels. These types of doors are much more adaptable to differing temperatures and will make your life much easier.

If you live in a country wherein a hot and sunny day is a rarity, the solution is much simpler; invest in a dehumidifier – it will help your doors to return to their usual size while also making your home more comfortable to live in.

Find a reputable manufacturer

This is particularly important if you care about the environment. Not all manufacturers of wooden goods give much thought to their impact upon deforestation and the environment; however, a little research should reveal the details of those that do.

An internet search for something such as ‘internal doors UK’ or ‘oak doors UK’ will reveal manufacturers around the country. You can then take the time to investigate the credentials of those companies that appeal to you. Keep an eye out for firms who display the FSC symbol. It means that they are certified by the Forest Stewardship Council and comply with the high standards they set.

You hear a piece of furniture described as looking ‘french’ all the time. This article explains what exactly french furniture is, and the history behind it.

An explanation of What Is French Furniture takes on a number of dimensions. Design styles differed greatly between economic classes. Many view French furnishings as having timeless beauty.

There are three distinct genres of designer French furniture. Provincial styles were created in remote areas of France. Pieces used cabriole styling, a term used for pieces with legs ending in an ornamental foot design. Parisian furniture, created in Paris from the late 17th century until World War II, continues to be a hot collectors item. Pieces produced between 1660 and 1815 have drawn record prices at auction. French royal furniture pieces with luxurious fabrics and ornate carvings were created by favored craftsman with direction from the minister of finance.

During the middle ages, furniture was rarely seen in French homes. Most of the population sat on storage chests or multi-purpose chair/storage units. The furniture industry blossomed during the 1500s, after the country invaded Italy. Pieces were made from oak, walnut and ebony. Images of mythological creatures including nymphs and satyrs were prominently featured. During this period, Louis XIII pieces were designed.

From 1662 until 1700, Louis-style luxury French furniture grew increasingly ornate. Design materials include pear and walnut woods. Images of gods, goddesses and the sun were featured. Starting in 1715, Regence styling marked the start of a transitional period. Walnut and rosewood pieces feature flatter ornamental carvings.

In 1710, over 100 exotic woods were used in Louis XV furniture. Pieces featured the images of rocks, shells and flowers. Music instruments and love symbols were additional popular motifs. Caned chairs and canapés gained in popularity during the period.

Starting in 1754, the Roman city of Pompeii was unearthed. Louis XVI furniture featured simplistic designs. Chair legs were made to resemble Roman columns. The use of flower carvings returned in 1755 with the introduction of Restoration-style furniture. Burr and sycamore woods were used in construction.

In 1789, Greek and Egyptian designs became popular. Sphinxes, griffins and urns were common motifs. Empire furniture, featuring the use of heavier woods like ebony and mahogany, emerged during the early 1800s. Pieces featured marble tops, Egyptian motifs (sphinxes, griffins) and Napoleonic symbols (eagles, bees, letters “I” and “N”).

The introduction of machine tools gave Louis Phillipe pieces their curved designs. Pieces made in the 1830s style are affordable compared to earlier styles and have greater availability. Mahogany and rosewoods were used to create pieces combining elements from previous design periods. The use of gesso molding facilitated the decorative framing process.

In 1848, the golden era of French furniture production came to a close with Napoleon III. The use of machines in production became commonplace. Pieces made during the period combined elements from previous design periods.

Rotary tables are essentially clamping devices that are used to hold objects in place so that tools can be moved around them to shape them into the required dimensions. In their most basic form they are frequently found in the hands of hobby machinists and also in the design and technology department of many schools. However, more complex models, which are referred to as computer numerically controlled (CNC) rotary tables, are used in the manufacturing of metal components. Here we look at the differences between standard rotary tables and CNC versions.

Operation

Standard rotary tables are operated through the use of worm gears, which are in turn operated through the turning of the worm crank or handle. By turning the crank the operator serves to manually rotate the object being shaped by specific increments, dependent on the gear ratio. The operator is then required to manually engage the shaping tool with object to begin reshaping it.

By comparison CNC rotary tables are navigated by pre-programmed commands in unison with the tool machine head. The rotary table and machine are able to communicate with each other via M codes, ensuring that they the object and the tool are in exactly the right places.

Production speed

By removing involvement of humans in the machining process CNC rotary tables greatly increase the speed that products can be manufactured. This is of course an important factor for manufacturers who are looking to reduce costs and meet deadlines.

Accuracy

The level of accuracy that is provided by CNC rotary tables is greater than that which can be attained by standard rotary tables and human operation. This means that manufacturers are able to produce items that are of consistent dimensions. In addition the removal of the human aspect greatly reduces the chances of error and therefore helps to save on wastage.

Cost

As you would expect with high end manufacturing machinery, the cost of a CNC rotary table is far in excess of a manually operated ones. These pieces of kit are made by the finest engineers and a quality rotary table will deliver excellent performance for many years. It is difficult to provide specific prices for these items due to the various models available and quality of them. Suffice to say that whereas manual models cost in the hundreds of pounds bracket; CNC ranges fall into the thousands of pounds bracket with bespoke solutions costing even more.

As a keen novice hobby machinist Paul Banbury has recently begun using rotary tables at a basic level. He has also spent a little time improving his knowledge on more intricate rotary table applications.
